Property management marketing does two jobs: it brings in property owners and association boards who sign management agreements, and it fills vacant units with qualified renters. TLG Marketing builds owner-focused pages and campaigns, keeps your Google Business Profile and owner reviews in order, runs rental listing ads that follow fair housing rules, and reports owner leads and rental applications separately.
Owners and renters search differently
Growth in property management comes from adding doors, so owner acquisition matters most. An owner choosing a manager compares fees, communication, how quickly units get leased and how maintenance is handled, and reads reviews from owners and tenants alike. Renters move faster. They browse listing sites, filter by price and neighborhood, and book showings from their phone. Leasing tends to pick up in summer in many markets, when families move between school years, so vacancy budgets need room to rise.
What TLG delivers for property managers
- Owner acquisition pages. Pages for single-family, multifamily, HOA and commercial management, each with a rental analysis request form, built on our local SEO work for every city you serve.
- Owner search ads. Google Ads aimed at owners looking for management services. Google’s policy treats ads for property management services separately from rental listings, so these campaigns may keep targeting options your vacancy ads lose.
- Vacancy marketing. Unit pages, video tours and listing syndication from your property management software, with showing requests routed to your leasing team.
- Reviews from both sides. A Google Business Profile routine that asks satisfied owners and residents for reviews and answers critical tenant reviews calmly, without personal details.
- Owner email. Market updates and plain-language notes on rules such as California’s statewide rent cap, which keep prospective owners in touch until they are ready to switch.
Fair housing and license rules
Every ad we write describes the property, the rent and the amenities, never the ideal tenant. Meta places rental ads in its housing category, which removes age, gender and ZIP code targeting, and Google applies similar limits to rental listings in the US. In California, managing rentals for others generally requires a real estate broker license, and first-contact advertising must show the licensee’s name and license number along with the responsible broker. Your broker of record approves the wording before launch. Agents and brokerages can see our real estate marketing page.

// Questions
Property management marketing: common questions
Do fair housing rules limit how we advertise rentals?
Yes. Federal fair housing law forbids rental ads that signal who is or isn’t welcome based on race, color, religion, sex, national origin, familial status or disability, and California adds protections such as source of income. Phrases like “no Section 8,” or “adults only” at a property that isn’t qualified senior housing, don’t belong in a listing. We write listings around the unit and its features.
How do you find property owners who want a manager?
Owners usually search when something changes: a move out of state, an inherited rental, a first investment property or a tenant problem they no longer want to handle. We build pages and ads around those moments, offer a rental price analysis as the first step, and follow up by email until the owner is ready.
Can you market HOA and community association management?
Yes. Boards usually choose a manager through a proposal process, often after a board member searches online and reads reviews. We build association management pages that explain your services, financial reporting and board support, and make it easy to request a proposal.
How much does digital marketing cost?
It depends on your market, your goals and which channels you need. Tell us your monthly budget on the form and we'll recommend the mix that budget can support.
Do I need every channel?
No. Many businesses start with one or two channels, usually search and a better website, and add more once those produce leads.
How do you report results?
You get regular reports on spend, leads and cost per lead by channel, so you can see what each dollar produced.
